It's called Oak Wilt.
Oak wilt is a vascular wilt disease caused by a fungus that parasitically feeds on the sugars/starches created by the tree, colonizing and cloging the water-conducting (xylem) vessels of trees in the beech family.
Because of the tree's self-preservation response – in which it shuts down and kills most of its colonized tissue in order to compartmentalize or trap the fungus and limit its full movement within the tree - the mortality rate is quite severe: around 85%.
If you're looking into buying a piece of property, you need to educate yourself on this deadly pathogen, and investigate whether or not it is present on the property you're considering. Texas law does not require sellers to look into whether or not Oak Wilt is present on the property, only to disclose its presence if they're aware of it.
